Launch-phase pricing usually gives the widest choice of floors, views and unit types, and also the longest wait for possession. All four below are listed with a RERA number.

A new launch is the stage at which sale opens, usually after the developer has obtained approvals and registered the project with MahaRERA.
In Maharashtra a developer must register a project with MahaRERA before advertising or selling it. A new launch is therefore the first point at which you can compare a project's registered completion date, carpet areas and payment schedule against the brochure. Launch offers can include a choice of floors and views that thin out quickly, which is the main reason buyers move at this stage.
The trade-off is time. Handover dates listed for the four launches on this page fall between April 2030 and December 2030 where they are published at all, so you would be paying into a plan for several years. Prices, too, tend to be revised upward in later phases, but that is a market tendency and not a promise, and you should never rely on appreciation to justify a purchase.
Because new launches are advertised heavily, information is also noisier. Portals disagree with each other and sometimes with the developer on price, configuration and possession. On this page we show the developer's value where one is published, and a portal value labelled as such otherwise.

Prices, dates and RERA details are indicative and taken from the developer and portals as of 12 October 2026. Confirm with the sales team and on MahaRERA.
Neither side is a reason to buy or to wait on its own; weigh them against your timeline and finances.
Floors, views and unit types are at their fullest at launch, which matters for towers with only two or three homes per floor.
Money is released in stages against construction rather than all at once, which can ease cash flow if the plan is construction-linked.
With RERA registration in place you can read the registered completion date and complain to the authority if terms are broken.
Possession is years away. You may be paying rent or EMI for years before you can use the home.
Layouts, amenities and even tower heights can be revised within what the sanction allows; changes that matter should be agreed in writing.
Quoted prices differ between sources and may exclude parking, GST or club charges. Ask for one written cost sheet.
Five checks that take less than an hour and prevent most disputes.
Ask for the project's MahaRERA number (it usually starts with P5). Where this site shows a number it is as listed by the developer or a portal; where it says Not yet published, no number was available to us.
Open maharera.maharashtra.gov.in, search the number under registered projects and confirm the promoter name, project name, location and the wing or building you are buying in.
Note the proposed completion date on the certificate. It is the date the developer is legally bound to, and it can differ from marketing timelines and from portal listings.
Confirm that the agreement states RERA carpet area, the payment schedule, the possession date and the remedy for delay, before you pay anything beyond the permitted booking amount.
Ask for the title report, commencement certificate and sanctioned plans, and have your own lawyer review them. Do not rely on a brochure or a website, including this one.
Plans differ by project and unit. The example below is how one Rustomjee buyer guide describes the Sewri plan; use it only as a pattern and confirm your own schedule.
| Stage | Share of price (example) | What to confirm |
|---|---|---|
| At booking | About 10% | Booking amount should not exceed the legal limit before a registered agreement for sale |
| Before occupation certificate | About 10% | Whether this is tied to a construction milestone or a date |
| Bank-funded, in milestones | About 75% | Your loan sanction, pre-EMI terms and bank approval of the project |
| Final demand | About 5% | What is due at possession, plus stamp duty and registration |
Example from a developer buyer guide dated July 2026 for one project. Percentages are indicative and not a quote for any other project.
A short sequence that keeps you in control.
Use the snapshot above to pick two projects. Ask each sales team for the RERA carpet area of the exact unit and a written all-inclusive cost sheet.
Look at the plot, the surroundings and the sample flat. A sample flat shows finish quality, not your unit's view or floor.
Obtain an in-principle approval so you know your budget. Banks also check whether the project is on their approved list.
Title report, sanctioned plans, commencement certificate and the draft agreement for sale should all be reviewed before you pay beyond the booking amount.
Pay by cheque or transfer to the account named on the RERA certificate against an official receipt.
Sign and register the agreement for sale on the stage allowed by law and keep certified copies of every payment and document.
On this site: Rustomjee Prive, Rustomjee Balmoral Golf Links, Rustomjee Sewri (Vista Bay) and Rustomjee Ozone Skye. Each has a MahaRERA number listed. Stages change, so confirm with the sales team.
Not necessarily. Some buyers find launch-phase prices lower than later phases of the same project, but there is no rule. Compare price per carpet sq ft against what is available now.
Listed RERA dates for these launches run from about April 2030 to December 2030 where published. The developer is bound by the date on the RERA certificate, not by brochures or portals.
Under RERA, a promoter cannot take more than 10% of the cost as an advance before entering into a registered agreement for sale. Confirm the current position with your lawyer.
Portals update at different times, and some quote all-inclusive prices while others quote base prices. Treat all of them as indicative and ask for a written cost sheet.
Most banks lend against RERA-registered projects they have approved. Ask your bank whether the project and wing are on its approved list before you pay a booking amount.
Share your details and we will send the current price sheets and carpet-area tables for the new launches that match your budget.
