RERA carpet area is the usable floor inside the walls, and it is the only area figure that is comparable between projects. Always ask for it in square feet and metres.
Divide the all-inclusive price by the carpet area. Take a 2 BHK at Rustomjee Ozone Skye, which a portal lists at about 752 sq ft RERA carpet area for roughly ₹2.52 Cr all-inclusive (indicative). That works out to about ₹33,500 per sq ft of carpet area. If another listing quotes the same flat on a larger 'saleable' area of, say, 900 sq ft, the headline rate falls to about ₹28,000 per sq ft, which looks cheaper but is not: the price and the home are identical. The figure that stays comparable from one project to the next is price divided by RERA carpet area.
Check whether parking, club membership, floor rise, GST, stamp duty and registration are inside the quoted figure. Two prices are comparable only if they include the same things.
A new launch can be three or four years from possession; an under-construction tower is closer. Compare the RERA completion date, not the marketing date.
Construction-linked plans release money in stages. Developer posts describe plans such as 10% at booking and 10% before occupation with the balance bank-funded; confirm what applies to your unit.
Time the journey to your office or school at your usual hour. A Metro line or sea link on a map is useful only once it is running and you can reach it.
Indicative figures in the carpet-area example come from a portal listing and are used only to show the method.
Most problems with a purchase can be prevented in the first week. These checks apply to every project on this site.
Search the project and wing on the MahaRERA website. Note the registered promoter, the proposed completion date and any complaints or orders recorded.
Confirm that the seller is the registered promoter and that your lawyer has reviewed the title report, the commencement certificate and the sanctioned plans.
The agreement should state RERA carpet area, the payment schedule, the possession date and the remedy for delay. Read it before you pay beyond the permitted booking amount.
Pay only by cheque or bank transfer to the project's RERA collection account against a receipt. Never pay cash or to an individual's account.
On redevelopment or older land parcels, ask about society consents, MHADA or authority approvals and any court cases disclosed on the RERA page.
Ask the sales team for a full cost sheet and speak to your tax adviser about GST, stamp duty, registration and tax deducted at source on the purchase.

Ask for the MahaRERA registration number, then search it on maharera.maharashtra.gov.in. Confirm the promoter, the project and wing name, the location and the proposed completion date. Where a card here says Not yet published, no number was available to us.

Based on listings we track, the closest are the 1 and 2 BHK homes at the Dombivli-side Urban Woods project (about ₹52 L to ₹64 L as listed) and plots at Kasara from about ₹68 L (indicative). Confirm current prices with the sales team.
Nagpur has a plots listing and Thane district has the Kasara plotted community; Thane West, Kalyan, Panvel and Dombivli are covered by their own pages. For Pune and Khopoli, register interest on their pages to receive updates as and when Rustomjee shares project details. Details for Karjat and Nagpur are not yet confirmed by the developer.
